AMI means Area Median Income: each band is an income level. Income is the household's yearly gross income, by its size. A dash (—) means the official listing does not give that number.

  • Households registered in DHCD's IZ programset-aside

DHCD: anyone who meets the requirements may apply, but if no one in the household lives or works in the District of Columbia, the odds of being selected are very low.

A preference ranks you ahead of other applicants; a set-aside keeps some homes for a group. You can still apply without one.

How to apply

Before you can enter a DC lottery

DC's Inclusionary Zoning (IZ) lotteries are only for households registered with DHCD, the city's housing department.

  1. Take DHCD's IZ orientation

It is a two-hour class. You get a certificate, and you need a new class every 2 years, before the certificate expires, to stay in the program.

  2. Register in the IZ program

After the class, DHCD emails you log-in instructions for your account; it may take a few weeks. If nothing arrives in 30 days, click "Forgot Password?" on the log-in page, then ask the organization that gave your class.

  3. Use an email address you check

DHCD's invitations arrive by email. Register with your RentMaxxer address (it is on your account page) so we show you an invitation the moment it arrives, or forward DHCD's emails to it. Check the inbox 1 to 2 times a week, junk folder too.

  4. Apply when DHCD invites you

If you are registered, DHCD emails you each time a home opens for your income and household size. There is no regular lottery schedule.

The waitlist and first come, first served listings here are not DHCD lotteries: you apply with the manager, who says what they need (DHCD's IZ rules call for the certificate and registration, so ask).

A valid IZ orientation certificate and your IZ registration (izhousingdc.org)

After you apply DHCD has not posted a lottery date for this home. Lotteries happen when homes become available, with no regular schedule: registered households whose income and household size fit are emailed, so check your email (junk folder too) once or twice a week. Step 1: take the two-hour IZ Orientation (a new class every 2 years). Step 2: after the class, DHCD emails log-in instructions for your account on izhousingdc.org; if nothing arrives in 30 days, use "Forgot Password" there or ask the class's organization. DHCD's rules for IZ homes: income at 50%, 60% or 80% of the area's Median Family Income (MFI) for the household's size; at least one person per bedroom; housing costs no more than half of income before taxes; not enrolled in a full-time college or university program; the home is the household's primary residence, and no one in it owns other residential property.

Homes: 1 bedroom.
